Concrete is porous. Water, oil and dirt soak in, and over the years it fades and stains. A seal closes the surface up, so stains sit on top where they can be hosed off, and a colour seal evens out patchy, faded concrete at the same time.

How long until I can drive on it?
You'll be told on the day based on the weather and the product used. Plan on keeping cars off for at least a day.
