Tile, terracotta and Colorbond

Roof cleaning in Nowra and the Shoalhaven

Lichen, moss and black streaks take hold quickly on Shoalhaven roofs, especially on the shady side and under trees. We clear them with a low-pressure soft wash, never a blaster.

Why soft washing, not pressure blasting

Concrete roof tiles have a thin surface coat. Hit it with a high-pressure wand and you take that coat off, open the tile up to more moss, and risk forcing water under the tiles and into the ceiling. Terracotta can crack and Colorbond can lose its finish.

A soft wash uses low pressure and a cleaning solution that kills the growth at the root. The roof is rinsed from the top down, so dirty water runs off the way rain does. It's slower than blasting, but it's the way to clean a roof without shortening its life.

What happens on the day

  1. Check the roofNoah looks for broken tiles, loose capping and fragile spots before anyone walks on it.
  2. Protect the groundPlants near the walls are wet down first. Cars and outdoor furniture are moved.
  3. Soft washThe growth is treated and rinsed off with low pressure, ridge to gutter.
  4. Rinse and checkWalls and paths are rinsed, and you walk around the job together.

Shoalhaven roofs we see a lot

Older concrete tile roofs around Nowra and North Nowra that have gone grey-black. Terracotta on brick homes in Bomaderry and Worrigee. Colorbond on newer builds and rural sheds, where dust and mould collect in the ribs. Roofs near the river and out towards Shoalhaven Heads also pick up a film of salt and grime.

Rainwater tank? Downpipes need to be disconnected or locked off before the roof is washed. We'll go through it with you before the job.

How roof cleaning is priced

Every roof is different in size, pitch, access and how far the growth has gone, so roof cleaning is a fixed quote from photos rather than a rate. If you're also after gutters and solar panels or a house wash, they can be done on the same visit.

Metal roofs and solar together

On a Colorbond roof with panels, both get cleaned in one go. The panels are washed with soft brushes and pure water, and the roof around them gets the same low-pressure wash as the rest. You'll usually see the difference on your inverter on the next sunny day.

Roof cleaning questions

Will cleaning damage my roof tiles?

Not when it's done with a low-pressure soft wash. High pressure can strip the surface off concrete tiles and push water under them, which is why we don't use it on roofs. Brittle or broken tiles are pointed out before work starts.

Do you clean Colorbond and tin roofs?

Yes. Metal roofs get the same gentle wash, with extra care around flashings, skylights and solar panels.

What about my rainwater tank?

If you have a tank, the downpipes need to be disconnected or locked off before the roof is washed so cleaning water can't run into it. We'll explain how when we quote, and talk you through it on the day.

Can you give me a price from photos?

Often, yes. Send photos of each side of the roof and a wider shot of the house. If the roof needs a closer look, Noah will say so before quoting.

Get a fixed price for your roof

Send photos of each side of the roof. Noah will price it and tell you the day he can come down.
